All property survey maps are a matter of public record as required by state law.  Survey records can be acquired from the county surveyor’s office (the property listers office in Manitowoc County.)

The client contacted Corner Point to have the north line of their property marked as the stone and gravel mining operation was expanding toward the property line and they needed to know how far they could go, quickly. In this case, we were able to complete the survey of the property line the same day that the client called, through the use of our advanced GPS measuring equipment.

The client contacted Corner Point, LLC after the new property owner to the south questioned who owned the trees in the area of the alley. The complete and accurate survey revealed that the trees, driveway and roof overhang extend into the adjacent alley. This was not only an encroachment problem but also clouded the title of the property. Corner Point was able to provide the client with a course of action to eliminate the encroachment and title problems. The property owner has since acquired title to the alley and now has clear title to all of his improvements.

The Certified Survey Map created the single seven acre Lot per the requirements of the Manitowoc County Subdivision Ordinance. The existing buildings were quickly measured to with Corner Point’s advanced measuring equipment and the survey completed in the least amount of time and cost possible while still complying with State requirements.

The existing house suffered from a devastating fire. In preparation of designing a new house for the property, the architect contracted with Corner Point, LLC to provide them with a complete Topography Survey of the property. The survey documented the existing conditions of the site, allowing the architects to design the new house to the owner’s specifications while complying with all local requirements.

The Certified Survey Map was necessary to reconfigure the location of the south property line and the line between the parcels as required by the Village of Francis Creek Subdivision Ordinance. In Corner Point, LLC’s normal measuring procedures for all surveys, we discovered errors in the previous surveys that inaccurately reported the location of the Lots by more than 10 feet. The existing buildings were quickly measured to with Corner Point’s advanced measuring equipment and the survey completed in the least amount of time and cost possible.

This survey was done as part of a request to FEMA for the determination of the Base Flood Elevation (BFE) and whether or not the property owner would be required to purchase Flood Insurance. Corner Point, LLC prepared and submitted the Letter of Map Amendment (LOMA) to FEMA. (LOMA documents not shown)

The client contacted Corner Point, LLC after the adjacent neighbor questioned the ownership of some trees near the property line. The survey revealed that some of the neighbor’s improvements extended on to the clients Lot. Photos taken at the time of the survey clearly document the existing conditions. The survey stopped any further misunderstanding about the location of the property lines and ownership of the trees which allowed the owners to occupy to the true property lines.
